This is typically 1% of the offer. This deposit is paid from the buyer directly to the title company. If the contract is cancelled during the option period, this money is refunded to the buyer. Your lender will order a property appraisal. This is a professional estimate of value prepared by a licensed appraiser. If we feel there may be an issue with the appraisal, we will have an upfront conversation.
The title company plays a significant role in every transaction. We consider these to be the top 3 roles:

This "home search" will be a custom portal designed to send you an email each time a new listing or a coming soon listing hits the market.
You then select the listings that appeal to you and we will schedule private showings for each.

Our team will send any disclosures the sellers have provided.
It is our responsibility to provide comps to justify the listing price or suggest the value of the property.
