The process of buying with southern land and cattle

Obtain Financial Pre-Approval

This is the first and most important step in the home buying process! This will give you the right price-point to home shop. Some agents require this in order to schedule an appointment and it is part of the offer documents presented to a seller. 

Submitting an Offer

Your Realtor at Southern Land and Cattle will guide you through the terms of the contract. It is our job to help you submit a favorable offer. 

Option Period

Also known as the "inspection period." During this time, we will do our due diligence to ensure this is the best home for you.

Earnest Deposit

This is typically 1% of the offer. This deposit is paid from the buyer directly to the title company. If the contract is cancelled during the option period, this money is refunded to the buyer. If the contract is not cancelled within the contingencies set in the contract - this is what the buyer could risk losing by breaching the contract.  

Appraisal

Your lender will order a property appraisal. This is a professional estimate of value prepared by a licensed appraiser. If we feel there may be an issue with the appraisal, we will have an upfront conversation. 

Title Company Role

The title company plays a significant role in every transaction. We consider these to be the top 3 roles: 

  1. Ensuring free and clear title. This means they are ensuring you will have 100% ownership.
  2. Evaluating the survey. Confirming there are no encroachments on your land or disclosing large easements. 
  3. Providing a title commitment. The title commitment says that a title company is willing to issue title insurance under certain conditions.

This "home search" will be a custom portal designed to send you an email each time a new listing or a coming soon listing hits the market. 


You then select the listings that appeal to you and we will schedule private showings for each.

  • How long has the property been listed?
  • Are there any special circumstances?
  • What's the homes physical condition?

Our team will provide a detailed report with comparable sales prices in the neighborhood. The recently sold homes and the answers to the above questions will guide us in determining an offer price together.

  1. Option period and the earnest money deposits. 
  2. When purchasing a home we highly encourage you purchase a home inspection. Depending on the property you may need to also include a pool, stucco and termite inspections.
  3. You may also be required to purchase a new survey.

The home buying process timeline varies. If you are purchasing in cash, you typically can close within 10-20 days. If you are financing the property, 30-40 days is typical, but we will confirm with your lender.
